Master-planning & Entitlements

    With a focus on high barrier to entry markets and in-fill locations, Normandy’s development teams undertake master-planning and entitlement efforts to create investment value in locations where land values are highest. Normandy’s local presence, deep relationships in our communities, and development expertise enable us to undertake these public processes with a clear understanding of the landscape and key stakeholder engagement to unlock opportunity. In Downtown Boston, Normandy recently navigated multiple state and local permitting authorities to entitle a 225-room hotel and 20,000 sf retail project adjacent to the Rose Kennedy Greenway. In Needham, MA, Normandy secured multiple special permits and a Chapter 40B approval for 1.1 million sf of office development rights, 256 hotel rooms, 20,000 sf of retail, 4,500 parking spaces, and 390 units of multi-family apartments. In Cambridge, Normandy rezoned a key block located adjacent to the Central Square T Station to enable the development of 250 residential units. Normandy was able to secure these entitlements through a multi-year public process including dozens of community meetings and door-to-door neighborhood outreach. In Westchester County, Normandy achieved amended zoning, siteplan, and special permit approvals for a 421-unit apartment development and a 130,000 sf grocery retail anchor.
